When buying Costa Rica beach real estate, you should start things as you would back home: visiting and surveying. Foreigners are allowed to buy properties under their own names, but some also work it through corporations of other foreign property owners.

What to Avoid

Beach front properties are very attractive because of the view and convenience, but there are maritime laws that prohibit owning and developing properties within 200 meters of the shore. A title with your name on it is also not enough proof that you own the property, so be sure to have the escritura (title document), catastro map (defines the plot of the property), tax receipts, certificate from the municipal office, and other necessary documents.

Anyone can buy property in Costa Rica, but staying for long periods of time may require either a temporary or permanent residency.
